How often will you report to me on my property? As often as is determined in our initial conversations. We want you to be fully informed on all aspects of your property's operations. Because of this we have a unique system that allows you read-only access to see all activities taken on your property, via the web, in real-time.
Do you lease properties? Yes. We do our own single-family home lease listings.
Do you have different levels of service? We only advertise full service which gets you our full range of services. We now offer a basic package if you prefer to maintain direct oversight over a particular aspect of the property management, and only have us collect rent and hold security deposits in escrow.
Will you sit down with me and explain your management proposal? Yes. We like to explain, in person, everything we will do to serve you and your property.
What is your fee for leasing my property? If you become a property management client you pay NO leasing fees. If you only want us to lease your property, we collect a leasing fee of half of the first month's rent once we lease your property.
Are you the same company as The Oxford Realty Company? We are a completely separate entity.
Can you sell my house? Yes. We are a fully licensed real estate brokerage in the state of Tennessee. Visit our Real Estate Sales page for more info.
What type and size commercial properties do you manage? We will entertain most commercial properties but tend to direct our efforts towards the following types and sizes: Industrial over 20,000sf, Retail over 10,000sf, and Office over 10,000sf.
What other fees do you charge for Property Management clients? We charge a $150 setup fee that pays for signs and administrative costs.
Do you have any other hidden fees? No. Our only fees are the setup fee, listed leasing fee and the two different levels of management.
Do you pay referral fees? Yes.
Will you visit my property periodically to make sure it's ok? We schedule an interior and exterior inspection with your tenant.
What do you charge for selling my property? We ask for a six percent (6%) commission based on the final sales price. The commission is split with any outside brokers.
Can you just lease my property and not manage it? Yes
How do you screen prospective tenants? Tenants are required to complete a tenant application as well as approve a credit and criminal background check. We have an account with Transunion that allows us to pull credit and criminal reports.
I currently have my home listed to with a real estate agent. Can I have them lease the property and have you manage it? Yes. We are more than happy to work with your agent. We'll even list your property for lease on our thirteen marketing venues, and direct leasing inquiries to your agent, free of charge.
